When buying a property, the price is not the only outlay. These are the concepts that appear at the time of closing and that should be budgeted from the beginning.

Notary Fees

The public notary drafts the deed, verifies background information, and manages the registration. Their fees are calculated based on the value of the transaction according to a professional tariff; ask for a written quote before hiring them.

Transfer Taxes and Fees

The transfer generates tax obligations and registration fees. Their calculation depends on the value of the transaction and the status of the parties (natural person or legal entity, resident or not). The notary will make the exact liquidation for your case.

Registration in Public Registries

The registration of the deed in the Dirección General de los Registros Públicos has its own fee. This is the step that makes your right enforceable against third parties: it is not optional.

Property Debts

Before signing, it is necessary to verify that the municipal real estate tax, electricity, water, and, if applicable, building expenses are up to date. It is common for the seller to pay them off until the delivery date.

Real Estate Commission

How to Estimate It
