Mortgage Credit in Paraguay: How to Prepare
What to consider before applying for a loan for your home: repayment capacity, down payment, documentation, and appraisal.

Financing the purchase of your home is possible with both public banks and private banks and financial institutions. What most accelerates approval is arriving prepared.
1. Know Your Repayment Capacity
Lenders evaluate that the installment does not commit an excessive portion of your verifiable monthly income. Before falling in love with a property, ask for pre-qualification: it tells you how much you can really finance.
2. Down Payment
Almost no credit finances 100% of the value. You need your own down payment, plus closing costs, which generally are not financed. Budget for both.
3. Standard Documentation
- Valid identification card.
- Proof of income (salary slips, employment certificate, or declarations if you are self-employed).
- Clean credit history report.
- Complete documentation of the property and the seller.
4. Appraisal
The bank appraises the property and lends based on that value, not on the agreed price. If the appraisal is lower, you have to cover the difference with your own funds.
5. Compare More Than Just the Rate
Look at the interest rate, term, mandatory insurance, administrative costs, and prepayment conditions. Two loans with the same nominal rate can cost very differently.
6. Choose a Property with Documentation in Order
A property with a clean title and approved plans gets approved much faster. Start by looking at the portfolio of houses for sale or apartments.
