Buying a house in Paraguay is an orderly and predictable process when you know what to expect at each stage. This guide summarizes the usual journey, from the search until the property is registered in your name.
1. Define budget and area
Before visiting, set a price range and two or three areas. The value per square meter varies greatly between Asunción, Luque, Lambaré, Fernando de la Mora or San Bernardino, and also within the same neighborhood depending on access, services, and construction status.
2. Search and visit with criteria
Always compare equivalent properties: land area, built square footage, age, and condition. You can start by looking at the portfolio of houses for sale, apartments, or lots.
3. Offer and reservation
When you find the property, a written offer is submitted. If the owner accepts, a reservation or purchase agreement is signed, clearly stating the price, currency, payment method, deadlines, and what happens if either party defaults.
4. Legal verification (due diligence)
This is the most important stage. The intervening notary reviews the title, ownership history, ensures there are no mortgages or liens, and that the property is free of real estate tax and service debts. Never skip this step, even among acquaintances.
5. Public deed and registration
The transfer is formalized in a public deed before a notary. Afterward, the deed is registered with the Dirección General de los Registros Públicos: only then is the property legally in your name.
6. Handover and closing
Possession is delivered, service ownership changes are made (ANDE, ESSAP, or the local provider), and all documentation is kept.
